When evaluating a property, there are many aspects to consider, interiors, exposure, context, road conditions, are just some of the factors that argue in favour to purchase or not to purchase.

After viewing this apartment, it is difficult to identify the downsides, we realize that in fact many of the aspects above they find are a positive response.

The context is that of the town of Castelnuovo del Garda, more precisely Cavalcaselle area, the road system is excellent and any direction you want to take is easily accessible due to its proximity to the motorway and the ring road junction.

The area is a largely residential area, characterized by buildings of little pleasant invoice size, large green areas and absolute peace and privacy at a short distance from the main services many of which are easily reached on foot or by bicycle.

The apartment is on the first floor of one of the buildings within a complex built about ten years ago, exposed mainly to the east that overlooking the green. The interiors are very rational minimizing wasted space. You enter directly into the living area, a rectangular room lit by a large glass door leading onto the balcony, a large area of more than 7 square meters.

The furniture, including in the sale, provide a wooden kitchen on the left side, which continues on the front wall with the column oven and a showcase, a table for 4, and on the right side the sofa area with TV corner. The door on the wall in front of the security door leads to the sleeping area, a small atrium square shape where overlook the doors to the rooms and the bathroom and on the left side hidden by a wardrobe where is placed the washing machine thus freeing space in the bathroom for the tub. As said the bedrooms are two, one double furnished with a 6 door corner wardrobe, a dresser and a double bed and a single lit by two windows on the left side where the furniture has been designed with a bridge solution.

The property includes a large cellar of about 15 sqm and the garage, both located in the basement of the building.

The apartment is in perfect condition, very nice the furnishings and the finishes, where recently was added the air conditioning system, with a limited budget is the ideal solution for live there permanently but also as a base for those seeking a solution to living near the Garda Lake area but not in purely tourism context.
