We are in the natural park of the Euganean Hills, less than 20 kilometers from the center of Padua (the city of Santo) and less than 10 minutes drive from the famous spa resorts of Abano and Montegrotto. Nearby, less than 10 minutes by car, we find the A4 motorway exit Venezia-Torino and A31 Valdastico connecting Belluno with Treviso and then Padua.
Teolo is an ancient village founded by the Roman Empire and still remains a village surrounded by greenery, but with all the facilities we need, schools, gyms, supermarkets, pharmacies, theater etc. It is widely served by public and private transport.
The structure of which we publish is located in the hamlet of San Biagio in the flat area of the municipality of Teolo, at the end of a narrow street of the town bordered by villas and houses and surrounded by a green garden of almost 9000 sq.m. rich in vegetation, flowers, plants, and trees. The view open to all the cardinal points, you lose to the countryside, the hills and the greenery of the surrounding gardens in an atmosphere of tranquility, privacy, and security.
Coming from the street, we cross a tree-lined driveway that leads us to the villa, with its typical rectangular shape, it develops on the ground floor and a part on the first floor where the height of the large gabled roof allows it. The building was built in the late 70s, with high-quality materials, sparing no savings or savings.
On the front, there is the entrance door that leads to the apartment while on the left there is a large garage of around 25 sq.m in addition to the cellar and boiler room.
The feeling you feel at the entrance of this villa is extremely relaxing, surrounded by plants and trees, immersed in the silence of the countryside, but within reach for all ages, given the proximity to Teolo and all its amenities.
Entering on our right we find a large and very bright living room characterized by the large fireplace in the corner. The room, overlooking the portico, has an external corner that leads directly onto the garden; a space to be enjoyed even when the weather is not favorable thanks to the protection offered by the roof.
Internally, the premises wind along a spacious corridor with a large built-in wardrobe, we find a first room now used as a study-office, the first bathroom with shower, a double bedroom, a very spacious double bedroom, the master bathroom with bathtub, the single room and finally the habitable kitchen that overlooks the atrium, which is connected to the living room, all designed according to the dictates of the circular architecture.
The upper floor is accessed by an internal staircase, connected to the kitchen but with access also from the outside. Here, there is an accessory space of around 100 sq.m, an attic with exposed beams divided into 4 rooms plus a bathroom where it is possible to make another completely independent apartment.
As mentioned, the building dates back to the late 70s and although it has been regularly maintained need for some maintenance and modernization work. Given its size and unique characteristics, it lends itself to multiple opportunities: prestigious home residence, a small bed, and breakfast with the additional possibility of extension, even if detached thanks to the Piano Casa Veneto regulations.
The house is certainly captivating for a variety of customers, the proximity to areas of high quality both tourist and business, the tranquility of the area and a view of the greenery that finds few similar realities make it a truly unique opportunity.
