Riva del Garda, Trentino’s epicenter of Lake Garda, famous for its beneficial Mediterranean climate since the past centuries. But not only the climate makes the town famous, mentioned by nobility and literature in the past centuries. The lake, with the mountains that seem to rise from the water, the small pebble beaches that extend beyond the town along the lake to end up in the adjacent provinces of Verona and Brescia. Today the fame of the place is completed by the services offered related to physical activities: cycling starting and finishing many routes, walking: clinging and suggestive paths, can take us to the nearby mountains or to stroll in peace on the lakeside. Riva is also an important cultural, congress and exhibition center where dozens of events take place every year, making this town a popular destination for both tourists and residents.
Sant’Alessandro, is a small suburb not far from the center of Riva and the lake’s beaches, very quiet and surrounded by greenery is one of the most sought after areas for both residents and tourists. The village developed around the church of the village, where we find the historic nucleus, the splendid Villa De Lutti and gradually houses and small buildings built over the years.
On the main square, in a building of ancient memory, characterized by the large perimeter walls and the wrapped entrance we find on the second floor the apartment for sale. It is generous in the division of space, bright for the three sides it faces, and in very good condition and ready to use.
Entering, we find a large entrance overlooking the large and bright living room and the kitchen more than habitable. We can not overlook the view presented by the windows of these rooms, which overlook the square and the garden of Villa De Lutti as well as ensuring excellent brightness to the premises. Let’s move on to the sleeping area consisting of two rooms, both of good size and the large bathroom with window and bathtub.
Internally it is in good condition and well maintained, we recognize in the materials used the typical aesthetic of the late 80s ‘early 90s’ with ceramic floors in shades of brown, all exterior fixtures are made of wood with double glazing while the doors interiors have recently been replaced and the heating is independent with the boiler located in a room on the ground floor. A special feature of this apartment is the small but functional storage room that we find on the stairwell in front of the entrance.
Currently the property is used for tourist rentals with good annual revenues, but it is certainly not to overlook the hypothesis of purchase as a primary residence.
